  • Large RAD (Rental Assistance Demonstration Program) conversions of over 1,000 units from public housing to multi-family affordable programs.

  • Directed the Finance, Asset Management, Information Technology, Human Resources and Procurement Departments for thousands of Affordable Housing units, including developments with Market, LIHTC, PBRA (Project Based Rental Assistance), PBV (Project Based Vouchers), Public Housing and various other subsidy programs with annual operating incomes in excess of $50M, over 4,000 Housing Choice Vouchers, HUD capital allocations, redevelopment activity earnings and RAD and/or LIHTC projects totaling hundreds of millions of dollars; including the budgeting and property management accounting for the LIHTC/affordable housing properties, during and after transformation from public housing to multi-family programs, the accounting for the social service programming/grants and development activities. 

  • Work with investors, lenders, auditors and State Finance organizations on property conversions, compliance, loan conversions, equity draws, cost certs and audits.

Select Accomplishments

  • Spearheaded software and finance project to increase revenue collections and operating efficiencies and to enhance financial reporting capabilities.

  • Increased rent collection average from 70% to 95%.

  • Reduced budget preparation time from 5 months to 2 months.  Implemented a budget software to facilitate the process.

  • Provided a cost neutral employee benefit – Compressed Work Week Program: Revenue projections did not support salary increases. Needed other mechanisms to retain and attract staff, such as Work Life Balance Programs.

  • Project managed the build-out of a computer lab and library for residents.

  • Closed several LIHTC and RAD deals.
