Our History — From Rapid Growth to National Reach

Jay entered affordable housing alongside a real estate investment management firm that had just acquired LIHTC partnership interests covering more than 45,000 units across 287 properties. As that firm grew into an industry-leading syndicator and owner-operator with more than 1,700 properties and 280,000 units, Jay placed 61 professionals, roughly a third of the company. Many came from adjacent fields like finance and accounting, and more than 65% of them went on to be promoted.

Today, KM Partners represents top-ranked national leaders in affordable housing development, tax credit syndication, impact investments, and infrastructure transition. Our mission hasn’t changed: we partner with management teams to recruit top performers for companies working to make a positive impact on the economy, society, and the environment.

Roots in the Industry

Multifamily housing is where KM Partners built its name. Since 2016, it has produced most of our placements: more than 400 professionals across more than 100 markets nationwide. It’s also where our relationships run deepest and our read on the market is sharpest.

Housing finance doesn’t work like the rest of commercial real estate. Tax credit structures, layered capital stacks, regulatory compliance, and public-private financing create complexity most search firms aren’t built to handle. We are. We recruit affordable, workforce, middle-income, and senior housing and LIHTC syndication for developers, owner-operators, syndicators, lenders, investment managers, and the advisory and finance firms that serve them.

Our commercial real estate practice extends that expertise into project delivery, recruiting owner’s representative, cost management, and program and construction management leaders. From a chief investment officer allocating capital to a program director running vertical construction, we understand what each role demands and recruit accordingly.
