KM Partners has been engaged by the Senior Leadership team of an award-winning Affordable Housing Developer in the search for a skilled and knowledgeable Senior Project Manager who can lead Affordable Housing Development projects from feasibility analysis through construction.

The Opportunity

 

Through working closely with the Director of Housing Development and the Development team, the Senior Project Manager will be responsible for all of their assigned projects’ needs and ensuring the success of projects through the full-cycle development process. Provide project management expertise and leadership to ensure the projects remain timely, within budget, and compliant with this firm’s high-quality standards of completion.


Scope of Responsibility
  • Utilizing industry expertise to prepare funding applications including but not limited to TCAC, AHSC, MHP, etc.

    • Obtain funding commitments for company’s developments

  • Preparing and analyzing project pro-formas, financial statements, and pay-draws

  • Organizing, coordinating, documenting and facilitating acquisitions and loan closings

  • Securing necessary entitlements and approvals

  • Creating and maintaining project documents and budgets on monthly basis

  • Being mindful of opportunities to utilize environmental sustainability in projects and monitoring LEED/Green coordination throughout project

  • Supervising preparation of project plans and specifications while overseeing project design development

  • Tracking costs related to design and construction and processing requests for payment

  • Monitoring and overseeing project budget and scheduling during construction process in collaboration with the firm’s Director of Sustainability and Construction

  • Efficiently and accurately preparing due diligence responses to project lenders and any other project partners

  • Managing relationships and working closely with Consultants and other third-parties

  • Completing tasks assigned by the Director of Housing Development or the President of the firm

  • Out-reach and public relations work as necessary

    • Attending neighborhood and community meetings to represent this firm and providing knowledge of programs and specific project details to community

    • Being an active participant in City/County policy planning and advocacy efforts

 

Ideal Candidate Profile


Our client is looking to hire a self-starter who will be able to hit the ground running in providing Affordable Housing Development expertise and has a proven track record of coordinating multiple projects at various stages of development while having a proactive approach and persistent follow through.

  • Well-versed in funding application process

  • Exceptional organization skills and meticulous attention to detail, strong quantitative and analytical skills, excellent written and verbal communication skills, and strong presentation skills

  • Extensive full-cycle Affordable Housing Development experience

  • Self-motivated, driven, and ability to prioritize competing goals while driving results in a fast-paced, entrepreneurial environment

  • Alignment and commitment to the organization’s mission, vision and values
