THE OPPORTUNITY
The Regional Property Manager is responsible for leading employees and managing the operations of a growing portfolio of properties in various phases of development, construction, and lease-up in the greater Charlotte, NC area.

RESPONSIBILITIES
  • Effectively manage all communities in the portfolio to achieve financial and operational goals
  • Achieve the best possible financial success from the portfolio within the guidelines set by Senior Regional Manager, Regional Vice President, Vice President, and Partners
  • Seek to maximize income and minimize expenses; ensure Property Managers are actively operating communities at or above budgeted income and at or below budgeted expenses
  • Maintain aggressive staffing levels while achieving the financial goals for each community
  • Ensure every new employee completes the NET within 30 days of employment
  • Ensure all re-certifications are current
  • Achieve 96% occupancy and 96% portfolio rent collections with minimal approved write-offs
  • Maximize credit delivery on new project lease-ups; complete all lease-ups in 12 months or less
  • Qualify all units prior to the qualification deadline
  • Perform a thorough community inspection on each community at least twice per calendar year
  • Perform other duties as required
  • Monitor employee performance and take action, as necessary, to improve portfolio or asset performance
  • Seek to build employees and on-site teams and provide motivation and guidance as required
  • Complete annual performance reviews; regularly discuss employee performance expectations and achievement
  • Manage all wage, salary, bonus, incentive, and commission issues for on-site Managers
  • Provide feedback on capital needs and other asset plan items; complete asset plan items as required
  • Ensure all company and community procedures are being accomplished; monitor community performance at both the micro level (following procedures, practices) and macro level (occupancy, income, collections)
  • Ensure integrity of application and file approval process at all communities
  • Monitor property financials; review variance reports; review financials with Property Managers regularly
  • Work with Property Managers to prepare annual budgets and property plans
  • Approve property vendors, purchase orders, and expenditures
  • Perform regular property inspections (physical, operational, file review)
  • Manage portfolio rents and propose adjustments as necessary
  • Manage portfolio resident selection criteria; monitor and make adjustments as necessary
  • Monitor portfolio collections and collection procedures; ensure all collections activities are accomplished
  • Manage portfolio vendors (collections agencies, legal reps, etc.); monitor performance and make needed changes
  • Recruit, interview, and hire Property Managers and Maintenance Managers; approve all property-level new hires; ensure new hire paperwork is processed and delivered to the Human Resources team
  • Support Property Managers on resident issues, supportive services issues, vendor issues, compliance approvals, etc.
  • Regularly meet with community staff and ensure weekly community meetings are held
  • Coordinate portfolio training, Marketing, Compliance, Accounting, IT, and HR activities
  • Ensure the Regional Maintenance program is executed throughout the portfolio
  • Work with Maintenance Director and Regional VP to improve the maintenance program and execution
  • Prepare and deliver Regional Portfolio reports as required; deliver accurate and timely regional reports
  • Initiate new programs, procedures, or practices in the portfolio as directed
  • Represent portfolio in Apartment Association, to local PHAs, state agencies, etc. as required
  • Coordinate pre-lease set up of new communities; hire and train property staff
  • Coordinate, manage, and monitor property audits by Syndicators, state agencies, etc.
  • Participate in senior-level management meetings and regional team meetings as required
  • Act as portfolio representative to coordinate activities and resolve issues with Construction and Development teams
  • Valid Driver’s License REQUIRED
