The Opportunity
The Head of Property Management is responsible for the overall strategic direction of Property Management and overseeing an expanding 10,000+ unit affordable housing portfolio in the Midwest, Southeast, and several other major US markets. The Head of Property Management will ensure that the properties are managed to meet/exceed all financial, physical, regulatory, and industry performance standards and requirements while simultaneously meeting the company’s social mission. The position is responsible for setting financial, operating, and growth goals that support the company’s strategic direction and goals. Key responsibilities include annual work planning, analysis of business development opportunities, identifying and planning for critical and emerging initiatives, and defining and structuring organizational resources for optimal performance. The Head of Property Management will ensure all Property Management personnel are fully supported and trained and that they embrace the Company’s mission and core values. The Head of Property Management will report directly to the Partners, assume a role on the company’s Executive Team, and provide direct supervision of the entire Property Management staff.
Duties and Responsibilities

Responsible for the overall strategic direction, operation, and profitability of the company’s Property Management portfolio

Oversees the financial performance and physical maintenance of all properties in the company’s portfolio and meets/exceeds strategic corporate goals

Establishes, monitors, and measures strategic goal achievement for the Property Management portfolio

Leads by example and helps to set the culture of the organization from leadership down to the property level

The Head of Property Management will expect consistent travel to be with the teams and direct reports in the field

Creates annual performance plans for the Property Management leadership staff and evaluates performance throughout the year

Maintains oversight of all Property Managers and department staff

Monitors the operations, maintenance, and record-keeping of all properties to ensure compliance with Federal/State/Local/lender/investor/HUD/LIHTC/AHP/and related requirements

Sets budget and performance targets for the company’s portfolio and creates annual budgets for individual properties and the Property Management division

Creates and implements an overall marketing strategy for the company’s properties

Required Education and Experience
-
Bachelor’s degree and 15+ years of relevant experience in Multifamily Residential Property Management and tenant/landlord practices, laws, rules, and regulations

Prior experience (on average 3-5 years) will have been in progressive roles in Regional and District Management

Experience managing a property portfolio of at least 7,500 rental units (ideally closer to 10,000 units) or more

The Head of Property Management may or may not have Affordable Housing experience, so long as they possess the cultural fit, the personality/disposition, drive, and at least some exposure to multiple markets

Oversee, mentor, and train at least 2 Senior Regional/RVP-level Managers who will be direct reports
-
Demonstrate (written, verbal, and financial reports) experience on a monthly, quarterly, and annual basis to internal/external sophisticated equity and debt partners both from a standpoint of explaining and then taking personal responsibility/accountability for future and past tactical property plans along with corresponding performance expected or resulting from such efforts

Strong leader of people as demonstrated by staffing rates for new/add Property Management staff as well as the ability to discuss training programs/initiatives and evidenced by a “following” of key middle Managers loyal to this Head of Property Management

Knowledge of accounting, finance, and real estate principles and a solid understanding of financial management principles to ensure sound, responsible Property Management decisions

Knowledge of and experience with the Federal Low-Income Housing Tax Credit (LIHTC) and HUD development programs and applicable compliance responsibilities.
