Our client is a Midwest-based Private Equity firm with a strong Real Estate platform and over $1B in assets under management. The company creates quality, attainably priced housing opportunities and provide resident services that educate, engage, and empower the residents who live in our communities. This organization is extremely well-capitalized with Private Equity Money. They are expanding their Affordable Housing footprint into the Central Midwest states and seeking a Regional Development Leader for this expansion. They have a strong sense of mission, and the Owners give back to the community through a variety of channels.
THE OPPORTUNITY
This Regional Development Leader will be focused on sourcing Affordable Housing Development projects utilizing a broad array of financing strategies including tax credits, tax-exempt bonds, local grants, HUD programs, and conventional debt/equity. This is a fantastic opportunity for a hungry Developer to make a name for themselves and run a 2-3 state region. You will be leading your own markets, sourcing deals, and leading a team of development analysts. This position requires advanced, and detailed knowledge of affordable housing development and finance with experience managing teams and application processes for tax credits and bonds, transfer consent applications in connection with the acquisition of Low-Income Housing Tax Credit (LIHTC) deals, re-syndication closing and due diligence activities. The right person will bring relationships, a growth strategy and desire to earn a strong income.
This position has a high potential for growth in a fast-paced, fun, and entrepreneurial setting with competitive base pay, bonuses, and top of market equity.
SCOPE OF RESPONSIBILITY

Provide overall direction and leadership overseeing the development efforts in a 2-3 state Central Midwest Region

Manage the broad aspects of project development, including feasibility, finance, zoning/land use, design, construction, and leasing

Assemble and manage all members of a development team

Analyze and review the market, zoning, and site information through direct investigation and 3rd-party consultants

Build relationships with City Council members, Mayors, and other City Leaders

Plan for the successful development of Affordable Housing projects, which would include preliminary financial analysis, pro-forma modeling of new developments, and opportunistic investment strategies

Research and lead in developing new deals for the pipeline: Zoning Research/Applications for Zoning Changes, Variances, Easements, Special Exceptions

Take the lead in the submittal of applications for funding sources as needed including Low‐Income Housing Tax Credits (LIHTC) and Tax-Exempt Bonds

Project manage 3rd party Consultants– market study, preliminary architecture, survey, environmental, etc.

Collaborate with loan and equity partners to get a permanent loan converted at the stabilization of the property

Build and grow relationships with nonprofit community development corporations, public housing authorities, community action agencies, and other community developers

Oversee due diligence required for various 3rd parties, lenders, funders, and equity investors

Manage closings for complex real estate transactions

Act as an Owner’s representative, maintaining communication and interface with all relevant parties including public agencies, community groups, and joint venture partners
IDEAL CANDIDATE POFILE

Bachelor’s Degree in Business, Finance or a related field
-
5+ years of Real Estate Development and Project Management experience in Affordable Housing & LIHTC
-
Strategic professional with deal origination experience in Midwest including site identification & acquisition
-
Experienced oversight, review, and management of application process for local, state and federal funding for affordable housing transactions including working with time sensitive material and meeting multiple deadlines

Successful track record closing the financing for development including leading negotiations with lenders and investors
-
Project conceptualization and feasibility analysis experience including due diligence and financial analysis

Possess excellent organizational, communication, presentation, and interpersonal skills
