A Top 10 nationally-ranked Affordable Housing Developer and Owner-Operator is seeking a full-time Controller to join their dynamic and growing team. The Controller is responsible for the development and oversight of overall financial policies. The Controller will provide strategic direction for all financial functions that support our client's overarching business strategy and ensure that proper financial controls are in place. This position will work closely with various divisions throughout the company, including Asset Management, Development, and Construction Management.
ESSENTIAL RESPONSIBILITIES
Lead the Controller function and oversaw all company accounting to ensure proper maintenance of all accounting systems and functions, including:

Development and enforcement of internal controls and financial procedures

Lead the controllership function and oversee the monthly, quarterly, and yearly close process.

Manage the external auditor relationship to ensure continuous improvement keeping the company ahead of the curve in terms of developing GAAP and its impact on accounting and financial reporting.

Oversee that audits, tax returns, and management reports are prepared and filed on a timely basis

Oversee all operational accounting functions such as billing, accounts payable, equity administration and accounting, accounts receivable, payroll, etc.

Prepare and present financial materials to the President and/or Ownership.

Support special business development projects in terms of deal evaluation, structure, purchase accounting, and due diligence.

Multiyear Cashflow Projections and Cash flow planning to match the availability of funds with needs

Accounting Department responsiveness to external and internal customers

Ultimate oversight of capital/equity funding and draw schedule disbursements, tracking and reporting

Financial tracking and reporting systems regarding affiliate and partnership needs, including cash flow, capital accounts, and equity with status reports

Manage the Development Accounting team, currently three employees but anticipated to grow

Oversee corporate financing strategies and activities, and banking relationships.

Develop and utilize forward-looking, predictive models and activity-based financial analyses to provide insight into the organization’s operations and business plans.

Oversee the development and monitoring of budgets; present same to President and/or Ownership

Develop financial business plans and forecasts to ensure corporate sustainability.

Represent the company to financial partners, including financial institutions, investors, auditors, public officials, etc.
Work collaboratively with Asset Management and Development department heads to share in the oversight of housing acquisition and re-syndication activities, including:

Re-syndications

Determining the timing for refinancing or re-syndication of existing properties and determining if properties require re-positioning (i.e. different mixes of subsidies, expansion, or changes in commercial space) to maintain sustainability

Manage funds set aside for making acquisition deposits and recommend funding amounts needed to expand the development efforts of the company

Legal, regulatory, and partnership compliance regarding all owner and property management functions

Planning, administering, and monitoring risk management activities, including annual guarantee exposure

Preparation and submission of quarterly and annual reports

Analyzing refinance and re-syndication possibilities

Risk Management & Legal
-
With the President, oversees financial risk management. Responsible for maintaining and presenting the Multiyear Cashflow Projections and the Key Financial Risk Indicators Tracking tool at ELT and Board meetings

Oversees structuring and administration of corporate and partnership entities

Monitors pending and potential litigation, and oversees attorney relationships for general corporate matters

QUALIFICATIONS
-
Experience in accounting for a real estate developer, owner-operator, or closely related business is a must-have.

Previous experience as an accounting manager or above is required

Experience in Affordable Housing or Low-Income Housing Tax Credits (LIHTC) would be nice to have but is not required

Experience in public accounting is a plus, but not required

Prior experience with Internal Controls and Financial Procedures is required

Ability to meet deadlines and provide prompt, insightful responses to internal clients, the accounting and finance staff, and external partners.

Understands computer/software literacy with financial accounting systems Yardi experience would be a plus but is not required
